Our prices, and what moves them.
Each figure below is the starting price for the work described. You will have the exact number in writing before anyone begins, and it does not move once you have agreed it.
AC duct — Standard
- ·A three-unit home is that figure three times. Apartment, 1–3 bed. All ducts, grilles and diffusers, photographed.
AC duct — Deep Clean+
- ·Adds coils, filters and the drainage tray, antibacterial fogging and an air reading.
Access panel
- ·Added where a duct has no way in. Both residential tiers.
AC inspection
- ·Cleaning and duct enquiries. You get the photographs and the report either way.
AC technical diagnosis
- ·A fault, opened and photographed. Adjusted against the invoice if you go ahead.
Sofa
- ·Hot-water extraction, dried before we leave.
Mattress
- ·Single, queen or king.
Sanitisation
- ·Fogged rather than wiped, so it reaches ceilings, fabrics and ductwork.
Kitchen hood & filters
- ·Hood, baffles and filters, degreased.
Kitchen — full extraction
- ·The whole run, back to the fan.
Window — apartment
- ·Inside and out where access allows.
Window — villa or high level
- ·Our own access equipment and harnesses.
Wall painting — interior
- ·Interior only. Exterior is not a service we offer.

Two things that are not one-off jobs.
AC inspection
We open the system, photograph what is inside, and give you a written report — no obligation to book anything. Free for cleaning and duct enquiries. A fault is a technical diagnosis at the fee shown, adjusted against the invoice if you go ahead.
Annual maintenance contract
Scheduled visits across the year, at a lower price per visit than booking each time.
What changes the figure
The price follows the property.
How many units, how they are reached, and how much there is to do — that is what moves a number, and it is what the inspection establishes. Once we have seen the property you get a firm figure, and that is the one you pay.
If the work recurs, an annual contract costs less per visit. The visits are scheduled at the start of the year, so nobody has to remember to call.
